I am 99% sure we are going to do it. We are going to see if they will close in july.
You may have to put up some money in an escrow or something to show you are serious and play the angle of giving their occupant time to leave. Also make sure it is contigent on clear title and that the highway isn’t going through the property.
Our next step is to obtain legal advice to check on all the items you’ve listed (and them some). It’s a long way from any type of done deal. Just another adventure..lol.
